Projects To Finish During Back-To-School Season

With the kids back in school, you finally have the house all to yourself again. Now that you’re not spending all of your time chauffeuring your kids to summer camp, the pool, and sleepovers, it’s time to tackle those home improvement projects that you’ve been putting off all summer.

So what are you waiting for? Let’s get started repairing your home and amping up your curb appeal! Here are 5 home improvement projects that you can finish during the back-to-school season, while the kids are away at school:

  1. Install gutter guards. As we come into the fall season, protecting your gutters from becoming clogged with leaves, roofing granules, twigs, and debris is vital to proper gutter care. In addition to interfering with the proper drainage, the buildup of these materials can lead to the shifting of your gutters, which may result in water runoff  leaking into your home. You will want to set up your gutter guards before fall rolls around,the leaves start changing color and falling off the trees en masse.

  2. Seal the cracks and gaps on the exterior of your home with caulk. Stop letting the precious A/C or heat that you pay for escape from your home. Insulate your home by applying caulk into the little openings that you find on the outside of your home. According to the U.S. Department of Energy, caulking is a cost-effective way to decrease cooling and heating costs and promote a healthier environment in your home.

  3. Fix the cracks in your driveway and walkways. Did you know that the cold weather can actually expand the cracks in your driveway and walkways of your home? Prevent this from happening this winter by being proactive now. Seal the cracks in your concrete or asphalt by calling a home improvement contractor.

  4. Repair your roof.  Take the time to insulate your roof now while the weather’s still nice out to so that you won’t be stuck with a drafty home when the temperature drops during the fall and winter. Remember to give your roof the proper tune-up it deserves with caulking and sealing of all the vents, flashings, and nail holes, along with the tightening of loose shingles. Don’t forget to also have loose shingles tightened, and exposed nail heads and broken seams on your roof fixed.   5. Pressure wash the exterior of your home. By maintaining the cleanliness of your home’s exterior, you can help prevent the premature aging of your home. If you are planning on pressure washing your home by yourself, remember to be extremely careful because using the machine incorrectly can result in serious injury. The pressure of the water can be so high that it penetrates through your skin, so when in doubt, consult a professional!

Financing Your Home Improvement Project

Your home is an investment, which means that you’ll want to maintain and improve it in order to increase its property value. When making  the decision to start a home improvement project—be it a roof replacement, energy-efficient windows, or new skylights—figuring  out how you can properly budget for the materials, labor, and other associated costs can be a difficult task. Unless you have a ready supply of money that you can use to pay for the entire project, you will have to look into the financing options available.

Fixed Loans. Unsecured Loans. Deferred Payment. With so many different options to choose from, how do you know which one is best suited for your current financial situation?

There are a few different ways to go about acquiring a loan. Many home improvement companies even offer financing options themselves for your convenience. Here are some things to keep in mind when financing your latest home improvement project:

  • Compare quotes from different contractors. When talking with potential contractors, be as specific as you can about the size of the project, the materials you want to use, and what you want the final project to look like so that the contractor can give you a more accurate quote for your work’s specific needs.

  • Carefully review your finances before selecting a loan. Can you start making payments on the project right away or do you need to have the option of making a deferred payment? Do you have the collateral necessary to apply for a secured loan which generally has lower interest rates? Or would an unsecured loan be a better option for you right now? You may want to talk over all of your options with a financial advisor before making your decision.

  • Look into the Title 1 Property Improvement Loan Program if the equity in your home is limited. The U.S. Department of Housing and Urban Development insures loans made by banks and other lenders for home improvement projects that will make the house more livable. The loans can also be used to make a home handicapped-accessible. You can even use the loan money to pay for the contractor’s labor and materials used.

  • Validate that the contractor has a good record with the lender. Learn which loan provider your contractor uses. Then, call the lender to make sure that they have a good working relationship.

  • Thoroughly understand the financing contract before you sign. By reading the contract, you should be able to find how much the job will cost, the interest you will have to pay on the loan, the number of payments you will have to make for the loan, and the minimum dollar amount you will have to include in each payment.

  • Know that it’s illegal for lenders to discriminate when giving home improvement loans. The Fair Housing Act forbids loan providers from giving you more unfavorable terms and conditions or deny you a loan based on your race, religion, disability, the number of kids in your house, etc. But obviously lenders can still offer you different terms and conditions based on your credit score. If you feel that your lender has illegally discriminated against you, you can file a claim with the help of a fair housing advocacy group or your state government’s Office of Human Rights.

Read This Before You Sign Your Home Improvement Contract

After deciding to repair your roof or install some new gutters, you call your contractor. Together you negotiate the details regarding cost, the timeline of the project, and what you want the final product to look like. Then, your contractor hands you the contract to sign.

BUT WAIT! Before you sign the contract, you should review it thoroughly and check to make sure that the contract covers the basic details of the project, as well as any potential problems that may arise while the work is being completed. Here’s what you should look for on any typical construction company’s contract:.

  1. Description of the home improvement project. This will tell you what is being done to your home and where. You’ll want to ensure that everything you have discussed with your estimator is reflected correctly here.

  2. Approximate dates of when the home improvement project will begin and will it will be completed. This is very important so that you can keep track of timeliness should any issues come up.

  3. Cost of the project, which should also include how much money is required for the deposit. As a side note, according to Maryland state law, governed by the MHIC, a contractor can’t accept more than a third of the contract price as a deposit.

  4. Payment/draw Schedule. It is in your best interest to ensure that the contract includes a section linking each sum of your payment with the progress of the project.

  5. A list of the materials that will be used in the project, along with the warranty information for each of the items. Here you should be sure to check off the specific colors and styles that you have selected to ensure that everything is accurate.

  6. Rules about the contractor’s use of your property. Is you contractor allowed to store materials on your property? Park in your garage? These rules should be outlined clearly in the contract to ensure that both parties know their boundaries

  7. Information about whether your contractor will use subcontractors.

  8. Who takes responsibility for damage or theft that occurs as a result of the home improvement project. Unfortunately, sometimes mistakes are made during these projects so it’s important to state who has to pay for repairs or replacements before any problems occur.

  9. Contract disputes. What are the steps that you and your contractor can take if either of you believes the other has broken the contract? Arbitration or mediation? Or something else? Hopefully you won’t have to deal with contract disputes, but you want to make sure that you are prepared in case you run into conflicts with your contractor. And always remember that should any issue arise, calling your contractor directly is the best way to get things taken care of in a timely fashion.

Not Satisfied With Your Contractor?

You have selected a contractor to repair the deck in your backyard and signed the contract. But then, the contractor does a lousy job. Or he leaves the project unfinished. Or he creates a big mess in your yard and never cleans it up. The bad contractor scenarios are endless.

Here are some steps you can take if you aren’t happy with your home improvement contractor:

  • Review the written contract. Look over the contract you signed with your contractor and read what it says about complaints and warranties. How does the contract stipulate how you should register complaints?

  • Document the work (or lack of work) and damage that your contractor has already done. Keep track of the days and times your contractor has worked on the project and the specifications and details that you gave him about your expectations for the project. Also, record all of the costs you have incurred on the project and your attempts to contact him, if he has cut off communication with you. Take photographs of shoddy work and other aspects of the project that you are unhappy with. If you have photographs of your home prior to when the home improvement project began, collect those as well. Keeping track of all the information regarding your project is important to use as evidence when confronting your contractor and in court, should it be necessary.

  • Assertively confront your contractor. Before expressing your dissatisfaction with your contractor, create a written document discussing the problems with the home improvement project, what you want the contractor to do, and the timeline in which you want the contractor to implement solutions. When talking with the contractor, explain why you are unhappy with his work, and get him to sign a document detailing the solutions that you have both agreed on, so that if he flakes, you have written proof. Remember to avoid writing an online review before talking with your contractor. This often can make the situation worse and can really damage the reputation of the contractor.

  • Fire the contractor, if necessary. If you feel that the contractor will not provide you the quality work that you requested, you should fire him. It can get messy if you paid for his services upfront, because he may not be willing to refund your money depending on the contract you signed with him, so you might have to take legal action.

  • Warn other consumers about the contractor. Register your complaints with the BBB. You can help prevent other consumers from having a botched home improvement project on their hands.

  • Have another contractor finish the project. Take time to carefully look over reviews before selecting another contractor. This contractor can review the quality of the other contractor’s work and also help you assess the monetary value of the damage, which is information you can use in court if you decide to take legal action against your first contractor.

Dealing with a bad contractor can be very difficult and time consuming, so it’s important to research your contractor before signing the first contract. Winterizing Your Home

Is your house ready for winter? All it takes is a little bit of time and a few simple steps to find out. These do-it-yourself tests are quick, easy and free. If your home passes all of these inspections then you can rest assured that your home is ready for winter. But if not, now is the time to call in a professional, before winter arrives and the problems get worse (and more expensive to fix!).

Insulation

Your basement, attic and the outer walls of your home should be properly insulated. Check for cold air by holding your hand up to electrical outlets and switch plates. If you feel cold air then your house is not properly insulated. Poor insulation will let the cold in on all levels of your home (including the basement, even if it’s underground), and an attic that isn’t insulated sufficiently may let in not just cold air, but water (rain or melted snow), as well.

Doors and Windows

Hold your hand up to exterior door and window frames. If you feel cold air, an easy do-it-yourself solution is to caulk, or install weather stripping, to seal the gaps between the frame and the wall. These products are inexpensive and readily available in stores.

If the windows are several years old then you may want to think about replacing them with newer, more efficient and better-insulating windows. Caulking and weather stripping may last through this winter, and new windows aren’t cheap. But an investment in new windows guarantees a higher quality of window that won’t require short-term fixes (which do add up when you have to repeat them year after year).

Heating

How often do you check on your house’s furnace? Now is a great time to make sure that the furnace is clean. Check for leaks (this is something you may want to ask a professional to do). A clean furnace lowers your heating costs, and a well-maintained furnace can last years longer than one that isn’t.

Water Supply

When your yard work is done for the year, it’s time to turn off the water supply to outdoor pipes and sprinkler systems. If you don’t, the water will freeze and the pipes can burst, which is not only a pain to clean up but very expensive to repair.

Gutters

After the leaves have fallen and before it gets too cold, check your gutters and downspouts. Climb up on a ladder to clean debris from the gutters, or hire a professional to do the work for you. Water will follow the path of least resistance, so if your gutters and downspouts are clogged, it will find its way into your home through the roofing and edging. If you discover a leak due to clogged or low-quality gutters, chances are there’s a gap or hole somewhere that is bringing cold air inside along with the water. Why MHIC Matters

When it comes time for home improvement, there are many routes you can take. One such route could be hiring licensed contractor to do the job. The other would be hiring a local handyman to do the job. He is a local after all, and a friend of yours swears by him. The best part? He comes at a low rate, he’s trusted by friends and he’s cheap. What’s not to like? Sure, he is not a licensed contractor, but that really doesn’t matter, does it?

Unfortunately it does. Choosing the unlicensed route can be hazardous to your home. Sure, they may come at a slightly cheaper rate than a licensed professional, but the risk is hardly worth the reward. Contractors licensed by the Maryland Home Improvement Commission are held to certain standards that ensure quality work is done on your home. Unlicensed contractors are not held under such scrutiny. In fact, many unlicensed contractors are former MHIC members who had their contract revoked due to negligence shown during home improvement. So, before you give the local unlicensed handyman a call, consider these five ways unlicensed contractors can be a detriment to your home.

  1. Take the Money and Run Scam – Unlicensed contractors make a living from offering prices that seem too good to be true. Unfortunately, most of the time said prices are just that. Unlicensed contractors have been known to make a cheap deal, take the money, and leave without ever doing or properly finishing the job.
  2. The Old ‘Bait and Switch’ – Another way unlicensed contractors deceive you into employing them is by using what is called a bait and switch technique. While giving a quote, they will give a very low estimate, only to jack the price up once the job begins, with odds and ends items that were “not found during the estimate” or “accidentally left off of the contract”.
  3. Hidden Fees – Again, unlicensed too good to be true prices are just that: too good to be true. This money stealing technique involves tacking on to their pay by charging for “unforeseen” repairs that are often unnecessary or service charges that were not displayed on the estimate.
  4. Subpar Work – Most often, unlicensed contractors would prefer to be licensed. The reason why they are not? Their work does not live up to the quality demanded by the MHIC. Their cheap prices will not be worth it when your home requires work to fix the less than stellar job they performed.

Prep Your Home For Spring

As the snow begins to melt and homeowners everywhere prepare for a shift in the climate, making sure your home is prepared for the changes that can occur is vital to having a problem-free spring.

“When it comes to your roof, the real problem is that the changing temperatures will cause the plywood deck to expand and contract, “ says Roofing Expert, Eric Consuegra, “This expansion and contraction causes the roofing nails to back out and pop through the shingles which result in “nail pops”. Aluminum ridge vents are also susceptible to this expansion and contraction due to temperature changes which cause the ridge vent fasteners to back out to the point where a strong wind can rip the entire ridge vent off the roof.”

The springtime season, as joyous as it may be, can bring some downfalls in the form of heavy rainfall and stormy weather that can lead to flooding. Preparing your home for the coming season can be done by taking the time to ensure that you’re the exterior of your home is in tip-top shape.

Get Outside.

As the weather is warming up, it’s time to get outside and enjoy it! While you’re out there take the time to check these key exterior areas of your home for problems on the rise.

Check #1: The Roof.

Your roof is perhaps the most important part of the exterior of your home. Making sure to give your roof a good once over before the start of every season can prevent you from costly repairs in the future.

Here is a quick checklist that can give you some insight into the health of your roof:

  1. Check your Roof for Cracked, Torn, Bald or Missing Shingles. Anything over ten shingles can be a serious problem and a sign that your roof may need replacing.
  2. Look for Roof Stress Signs like loose material or wear around your chimneys, vents, or pipes that may need further inspection. “Something that homeowners can easily spot from the ground is loose fascia metal…” explains Roofing Expert, Eric Consuegra, “Fascia metal fasteners can come loose with the change in temperature and blow off of the boards causing the vinyl soffit to fall down”.
  3. Another common sign of roof wear is when the shingle granules start to deteriorate. When this happens, often you will see shingle granules start to show up in gutters
  4. Other issues may include wearing caulk and dark spots that show your roof may becoming a victim to the elements.

Another tip to keep in mind is if it’s not easy for you to get onto your roof, binoculars can be a great tool to aid you in checking your roof for damage from below!

It may also be beneficial to you to get a “Roof Tune-Up” before the start of every season, so that a Certified Roof Technician can examine your roof for problems and catch things that you may not see on the roof. Remember that a little preventative maintenance to tighten up loose nails on the roof can save homeowners thousands of dollars in damages.

Check #2: The Gutters.

Keeping your gutters in great shape can not only save you money from having to replace your gutters in the future, but also save your money from roof and water damage that can occur from a clogged gutter as well.

Here are a few tips that can save you time and money, when making sure your gutters are ready for the springtime.

  1. Clean out those gutters. Cleaning of your gutters should ideally occur twice a year, in early spring and late fall. However, this will depend on how many trees you have in the yard and how much debris can easily enter your gutters.
  2. When cleaning your gutters, pay close attention to the area where the gutter meets the downspout. If this area is clogged it can create water build-up that will eventually cascade over out of your gutters and wash away your landscaping or even worse weaken the foundation of your home.
  3. If you have the spike and ferrule gutter system (seen on the right), you’ll want to be sure to keep the spikes tight all year round. This way your gutter can avoid being ripped off the fascia board in times of snow and ice, which we all know has taken quite a toll on our homes this year.
  4. Once your gutters are cleared out, we recommend that you seal the ends and seams of the gutters with a high-density gutter sealant to prevent water from escaping in places where it’s not meant to.

While checking up on your gutters, always remember that the Best Solution for your gutters is to invest in a gutter guard. Gutter guards will protect the openings of your gutter to prevent falling leaves and debris from entering your gutters and allow only water to get in.
