Residential gutter overflowing during a storm
The Thing You’re Worried About

Whatever your roof is doing, it’s usually one thing.

Nobody wakes up thinking about their roof. You’re here because your roof did something. Water showed up on the bathroom ceiling. The gutters poured over in the last storm. You found a shingle in the flower bed.

Here’s what eighteen years on roofs has taught us: it’s almost always one small thing. And the most common one is a rubber pipe gasket, the seal around your plumbing vent pipe. It dry-rots in five to ten years. Water slips past it, runs down the pipe, and shows up as a stain on your ceiling.

It looks like you need a new roof. You need a fifteen-dollar part.

Your AROCON technician photographs the old gasket, replaces it, seals it, and shows you the before-and-after. Found, fixed, and documented—starting at $199 for homes with two levels or fewer above ground.

This Is Not a Sales Visit

We don’t send a salesman. We send a ladder.

Everybody calling a roofer is quietly hoping the same three things: that it won’t cost an arm and a leg, that the company is legit, and that nobody’s going to try to sell them a roof they don’t need.

So here’s how the tune-up works. An AROCON technician shows up and calls ahead when they’re on the way. They walk the issue with you, inspect the roof and attic, then do the work: gutters blown out, loose shingles tightened, nail pops set and sealed, vents and flashings caulked, and deteriorated gaskets replaced when needed. The homeowner must be present for the appointment.

By the time anyone talks about anything bigger, your gutters are already clean and the photos are already on your phone. If your roof needs more than a tune-up, you won’t have to take our word for it, you’ll be looking at the same pictures we are.

We don’t have to convince you of anything. The photos do the talking.

Why Roofs Die Young

Your shingles say 30 years. Here’s why most roofs don’t make 15.

You know how many 30-year-old roofs we replace? None. We replace roofs at 10 and 15 years old. Sometimes 5.

It’s almost never the shingles. Shingles don’t fail on their own; the small details underneath them do. A dry-rotted gasket. A flashing held on by nothing but old caulk. A popped nail letting water through one drop at a time.

A roof leak doesn’t start the day you notice it. The water’s been getting in slowly and soaking into the wood, drying out, soaking in again, probably for years. It lands on ten inches of attic insulation and disappears. By the time a stain reaches your ceiling, it’s usually been leaking for three years, and it’ll keep going for five more while the plywood and framing quietly rot.

These are the silent killers. Catch them early and it’s a tube of caulk and a fifteen-dollar gasket. Let them run and you’re replacing plywood, framing, and insulation under a $25,000 roof that should’ve had another fifteen years in it.

That’s the entire point of the tune-up. Not a checkup for the sake of a checkup. Just getting to the small stuff while it’s still small.

The Photo Report Is the Product

30–40 photos. Your roof, from our vantage point.

You can’t see your roof from the ground. That’s exactly what a bad contractor is counting on.

The finished repair, documented

Finished and documented

Every tune-up comes with a full photo report with every finding documented, notated, and shared with you. It does three jobs:

It shows you the truth. You see what we see. You can verify what we’re telling you, or what anybody else has told you.

It builds your paper trail. Manufacturer warranties come with ten excuses for why your claim doesn’t count. A documented maintenance history, year over year, takes the excuses away. Same with insurance: if a storm hits, you’re not scrambling for proof of what your roof looked like before. You already have it.

It starts your roof’s timeline. Every tune-up adds to the record. The house gets a history. You get confidence.
