If we find something bigger while we’re up there, we tell you what it is and what it costs. No surprises, no pressure. Most of the time it’s small. Can I just clean my own gutters?

You can. A lot of people do. But we’ll be straight with you about two things.

One, ladder falls are one of the most common ways homeowners get seriously hurt, and gutter cleaning is exactly the job people fall doing. Two, the real value of having our roof technicians up there isn’t the cleaning. It’s the eyes. Our roof technicians are on roofs all day, every day. They spot the loose flashing, the dry-rotted pipe gasket, the shingle tab that’s about to go. The stupid little detail that costs you nothing today and twenty-five grand in three years if nobody catches it.

What happens if you don’t clean your gutters?

Nothing, for a while. That’s the trap.

The debris builds. The water starts overflowing at the low spots and dumping at the foundation, and that’s where wet basements come from. At the roof edge, the backed-up water soaks the fascia board behind the gutter. It soaks in, dries out, soaks in again, season after season, and the rot works quietly where nobody looks. Come winter, that same clogged gutter is where the ice dam builds. The melt refreezes at the edge, the water backs up under the shingles, and now you have a leak in a roof.

Here’s the thing nobody tells you about how house problems work. It’s not that something happens and now you have damage. The damage is happening now. It’s been happening for three years. It’ll go five more. And then one day there’s a stain on the ceiling or water in the basement, and somebody’s quoting you a number with a comma in it. How often should gutters be cleaned?

Twice a year for most homes. Spring and fall. Fall matters most, because the leaves come down right before the season when your gutters work the hardest, and it’s exactly when our schedule fills up. The people who call in November after the first big storm are calling about damage. The people who call in September are calling about a cleaning. Be the September call.

You need it more often if you have heavy tree cover, or if you’re near the coast, where wind delivers debris in bulk and salt is working on the fasteners the whole time. And if the honest answer to “when were they last cleaned” is that you can’t remember, then the answer is now.

How much does gutter cleaning cost?

It depends on the house. Size, roof height, how long it’s been. Estimates are free and scheduling is easy, seven days a week.

But before you book a cleaning, hear the honest math, because we’d rather tell you this up front than have you find out later. Our $199 Gutter Cleaning and Roof Tune-Up includes the full gutter cleaning. All of it, everything listed above. Plus a complete roof and attic inspection, the small repairs done on the spot, and 30 to 40 photos of everything so you see your roof from our vantage point.

The question is whether, for $199 flat, you also want an AROCON team to go over your entire roof and attic, fix the small stuff while they’re up there, and hand you the photo record. How often should gutters be cleaned?

Twice a year for most homes, spring and fall. More often with heavy tree cover or near the coast.

Is the tune-up a better deal than a standalone cleaning?

For most homeowners, yes. The $199 tune-up includes the full cleaning plus the roof and attic inspection and minor repairs. Standalone cleaning makes sense when the roof is already handled and you only need the gutters cleared.

How long does a gutter cleaning take?

Most homes, one to three hours. Size, roof height, and how long it’s been all factor in.

Do you clean gutter guards too?

Yes. Guards cut down how often cleaning is needed, but fine debris and pollen still collect on top, and we clear that during service.

What do you do with the debris?

Bagged and hauled, or bagged and left with your yard waste. Your call. We don’t leave a pile in the beds.

What if you find damage while you’re up there?

We document it with photos, tell you what it is, and give you a real number on the spot if it’s something we can fix. You see what we see. You make the call.

When should I book a fall cleaning?

September, before the drop. The fall schedule fills first, and calling after the first big storm usually means you’re calling about damage instead of a cleaning.
