Some gutters are past saving. Here’s how to buy new ones without getting played.

You already know something is wrong. The gutter is pulling away from the house and you can see the gap from the driveway. You cleaned them last month and they still poured over in the last storm. There’s paint peeling on the fascia board behind them, and that board should not be wet. And now you’re in the part nobody enjoys: hiring somebody for real money. You’re hoping it won’t cost an arm and a leg. You’re hoping the company is legit and the AROCON team on your house knows what they’re doing. And you’re somewhat braced for the guy who looks at a fixable gutter and quotes you a whole new system anyway. So here’s our end of it, up front. We’ve been hanging gutters for 18 years. 2,400+ Google reviews across all our locations, at 4.8 stars. We hold top certifications from both GAF and Owens Corning, which almost nobody in the region carries together, and you don’t keep those by doing sloppy work or overselling people. If your gutters can be repaired, we’ll tell you that, because a lot of the time they can. And when they can’t, most homes get a full seamless system installed in one day, backed by warranties that run from 10 years to lifetime.

Clogged gutter overflowing at the roof edge

How do I know if my gutters need to be replaced?

You can spot most of it from the ground. Walk the house and look for these:

  • Gutters pulling away from the house. The fasteners or the wood behind them are gone. Re-hanging a failed run is a patch, not a fix.
  • Sagging, even when they’re empty. If they droop with nothing in them, the hangers or the metal itself are shot.
  • Rust spots, cracks, or split seams. Aluminum should not rust. Steel that is rusting is at the end of its life. Cracks only spread.
  • Peeling paint or soft wood on the fascia. That means the gutter has been leaking behind itself long enough to damage the wood. That is the quiet one that costs people, because the water soaks in, dries out, soaks in again, and nobody sees it until the rot is real.
  • They overflow no matter how clean they are. Guess what, that is usually not a cleaning problem. That is a size or pitch problem, and no cleaning will solve it.

If two or more of those sound like your house, you are probably shopping in the right place. And the clock matters more than people think. A failing gutter isn’t just failing, it’s feeding water into your fascia and foundation every single storm while you decide. Every wet season you wait, some of the money moves from the gutter line to the wood-repair line.

Should I repair my gutters or replace them?

It depends on how much has failed, and we will tell you straight which one you are looking at. One bad section, a downspout that came loose, a run that needs to be re-pitched, that is a repair. It’s small, it’s cheap, and we do those all the time, a lot of them inside the $199 tune-up. But when you have multiple failures, split seams in more than one spot, rust, or damage to the fascia behind the gutters, replacement is the better spend. Repairing a failing system piece by piece costs more over a few years than doing it once and being done. Here’s why you can trust the answer either way. We are not in the business of selling you the big job when the small one solves it. We want the relationship, not the one ticket. Our roof technicians finish at one house and the neighbor walks over asking if we can look at theirs, all the time. That’s how this business actually grows, and it doesn’t work if we replace gutters that had five good years left in them. But we’re also not going to patch something we know is going to call you back next season, because that costs you twice and it costs us you.

What size gutters do I need?

A lot of houses overflow not because the gutters are dirty but because they have 5 inch gutters doing a 6 inch job. People will talk to you about 5 inch because it is the default. It does not have anywhere close to the capacity, and it costs almost the same amount. On a big roof, a steep roof, or a house that already overflows in heavy rain, 6 inch is the way to go. That one decision is the difference between a system that keeps up in a downpour and one that never will. If somebody quotes your house without asking about the roof above it, they sized you to a default. We measure the roof and size to what the roof actually sheds.

What gutter materials are available?

copper

Copper

Copper

The premium road. Copper lasts 50 years and more, and it ages into a patina people stop and look at. Usually run in half round style. Right for historic homes and houses where the look matters as much as the function.

aluminium paper

Aluminum

Aluminum

The workhorse. Lightweight, rust free, formed on site in one continuous seamless run so there are no middle seams to split and leak. K-style is the standard profile. This is the right answer for most homes, and it comes in a wide range of colors.

gutter

Galvanized steel

Galvanized steel

The strongest. Steel coated in zinc to fight rust, built for the spots that take abuse. Heavy runoff, snow load, hard-use areas.

zinc

Zinc

Zinc

The long game. Zinc develops a patina that actually self-seals minor scratches over time, and it can run up to 80 years with very little maintenance. A high-end choice for custom work.

AROCON is stellar!!! They did my gutters, and roofs on TWO houses, down to the bare bones of a 107 year old American Foursquare with only slats under the leaking shingles. The crew are very close-knit and work like a well oiled machine - I learned a lot of the guys have been working together for 20 years. They were careful, expert, and cleaned my attic so well afterwards, that you could eat off the floor!!

Update 10/26: Had Hugo come out and perform the service. He did a great job, was very thorough, and explained what he did clearly. I will be requesting him in the future! Original review: The two roof technicians that came out to do a tune-up and gutter clean were both friendly and professional. They arrived on time, took pictures of all of their work, and were thorough in their evaluation. They provided a report afterwards of their assessment of the condition of the roof and gutters, and I was pleased to see that the report was accurate and a fair assessment (no attempt to upsell through false claims of issues - everything was reported in good condition). I look forward to using this service again in the future!

How much does gutter replacement cost?

Let’s think it through the way you’d actually shop it, because “what do gutters cost” isn’t the real question. The real question is what your house needs. Gutters are priced by the linear foot. A typical house runs somewhere around 100 to 200 feet, and the material drives the rate. Seamless aluminum is the most affordable and covers most homes. Copper and zinc cost several times more per foot, and what you’re buying is decades of extra life and the look. So the math is your footage, times the material that makes sense for your house, plus downspouts and any fascia repair if there’s rot behind the old gutters. We measure, we walk you through it line by line, and you get a real number on the spot. No mystery, no games with the price, and the number is the same tomorrow as it is today. Financing is available too, 12 months to 10 year plans, some at 0 percent, so a system that protects the house for 20 years doesn’t have to land in one month’s budget.

How long does gutter installation take?

Most homes, one day. The gutters are formed on site to your measurements, hung, pitched, and the downspouts set. If there is rot in the fascia or soffit behind the old gutters, we handle that as part of the job, because there is no point hanging new gutters on bad wood. That can add time, and you will know before we start, not after. No surprise line items on the final bill. And if you’re going to stop cleaning gutters forever, install day is the day. Guards fitted to a brand-new, correctly sized system is the best version of that product you can buy, and doing both in one visit is the best price. We’ll quote them together so you see both numbers side by side.

Not sure yet? Start with the tune-up.

If you are not sure whether your gutters are done or just dirty, do not guess, and do not take a salesman’s word for it. Ours included. The $199 Gutter Cleaning and Roof Tune-Up settles it with evidence. Full gutter cleaning, complete roof and attic inspection, the small repairs done on the spot, and 30 to 40 photos of everything. If the gutters are past saving, you will see it yourself in the pictures, up close, from our vantage point. If they just needed a cleaning, guess what, they are already clean and you saved yourself a replacement you did not need. Either way you walk away with a finished job and a documented system, not an estimate and a decision to stew on. There’s no version of that visit where you lose. The photos do the talking. You make the call.

Includes full gutter cleaning, roof and attic inspection, minor repairs, and the photo report.

Arocon FAQs

Seamless aluminum runs 20 plus years with maintenance. Copper 50 plus. Zinc up to 80. Skipped cleanings, bad pitch, and salt air all shorten the clock.

On most homes, yes. Bigger houses or fascia repair can add time, and we tell you up front, not on the final bill.

If your house overflows in heavy rain, has a large or steep roof, or takes heavy tree runoff, 6 inch is usually worth it. It carries far more water for a little more money.

Yes. If there is rot behind the old gutters we address it as part of the job. New gutters on bad wood is a job done twice.

It is the best time to do it. The system is new, the sizing is right, and guards keep it that way. We quote both together so you see the numbers side by side.

Yes. Coverage runs from 10 years to lifetime depending on the material and system.

Yes. Plans run from 12 months to 10 years, some at 0 percent interest. Ask when you book the estimate.

Ask for the evidence. Our estimates come with the reasons attached, and the $199 tune-up puts 30 to 40 photos of your actual system in your hands. If somebody can’t show you why, that tells you something.
