Does my roof need more than a band-aid?

Perhaps you’ve noticed damage in your roof recently, but you’re asking yourself: Do I really need to get a whole new roof? It can seem like an expensive and daunting task to get your roof replaced. But this is one renovation that can also save you a lot of money in the long run. But how do you know if your roof needs to be replaced, or if it simply needs a repair job? Read on to find out!

Repair:

A Shingle is Broken/Missing

If wind damage or a tree limb has knocked off an individual shingle or two, this is a relatively inexpensive fix. Individual shingles can be removed and replaced with new ones, making your roof like new again.

There’s Only Damage on One Side of the Roof

If there is only damage on one patch of the roof, and you don’t mind having a roof that may be two different colors (this really just comes down to aesthetics), it can be cheaper to simply repair that one side of the roof, rather than replacing the entire thing.

Replace:

It’s Getting “Up There” in Age

A typical roof lasts 20-25 years. If yours is older than that, it may be time to replace it, especially if you notice extensive damage on the interior of your home or on the roof itself.

A Roof Valley Has Formed

If you see multiple roof shingles falling off in one area, or a roof valley starting to form, you will likely need a new roof. A roof valley can lead to leaking in your home, which can become a much more expensive issue to fix if your furniture or valuables get damaged.

Mold or Rot has Appeared

Look for mold and rot on your roof, as this is a sign that your roof needs to be replaced. Mold from water damage can eat away at your roof, causing holes and leaking or even a collapse later on. And remember mold or rot can develop within 24 hours of a water-related incident, so if you’ve recently had a lot of rain, be sure to give your roof a quick checkup.
